The Lifestyle

Wellington residents have access to a clubhouse complex that functions more like a private club. It features a junior Olympic-sized pool, tot pool, lighted tennis courts, basketball, sand volleyball, a 9-hole disc golf course, a putting green, and a fitness center. The HOA is active, organizing everything from swim lessons and tennis leagues to holiday events, charity runs, and yard-of-the-month contests.

The location is convenient without feeling like you’re in the middle of everything. FM 1171 and Flower Mound Road give you easy access to major roadways that can quickly take you to Southlake Town Square, Highland Village shopping areas, and DFW Airport (roughly 15 minutes away). Downtown Dallas is about 30 miles out, which is very doable for the occasional trip in or for a special event.

Wellington is one of those neighborhoods that earns its reputation. People genuinely love living there. I’ve worked with buyers who were specifically looking for Wellington and sellers who were emotional about leaving it. If you’re relocating to Flower Mound and want a community that’s built-out, active, and has a real neighborhood culture, it belongs at the top of your list.

The Homes

Homes in Wellington are primarily custom brick with traditional architectural influences. Construction ran from 1995 through 2013, so you’ll find a range of ages and floor plans depending on the section. Typical lot sizes run .15 to .30 acres, with some of the larger lots in sections like Hillside and Wichita Chase. Square footage generally ranges from around 1,800 to over 3,700 square feet. Median home prices are currently in the mid-to-upper $600Ks, with some sections running higher.

Because Wellington has 12+ sections built over many years, each has its own character, including proximity to the amenity core, lot size, and price point. It’s worth understanding which section you’re buying in, not just that you’re buying “in Wellington.”
