Downsizing or rightsizing isn’t just a transaction. It’s often one of the most meaningful moves you’ll ever make. You’re not just selling square footage, you’re thoughtfully closing one chapter and opening another. There’s a lot of emotion wrapped up in that, and it deserves to be handled with care.

This move is different — and it deserves an agent who gets that.

I’ve spent years helping homeowners in Flower Mound, Lewisville, Highland Village, Denton, and all across the DFW metroplex navigate exactly this kind of move. My job is to make the process feel less like a chore and more like a fresh start, with someone experienced in your corner who genuinely cares about what happens next.

Whether you’re an empty nester ready to simplify, approaching retirement, or simply realizing your current home no longer fits the life you’re living, I would love to help you figure out your next step.

How I Help

What working with me actually looks like

01

A Conversation, Not a Pitch

We start by talking through your goals, your timeline, and your concerns – no pressure, no agenda. You’ll leave with clarity, not a contract.

02

A Plan Built Around You

I’ll help you understand your home’s current value, explore what’s available in your target area, and sequence the sell/buy process so it doesn’t feel like a juggling act.

03

Hands-On Support at Every Step

From pricing strategy and staging to coordinating showings and walking you through closing, I’m with you through all of it, not just the parts that happen to be convenient.

Rightsizing vs. Downsizing

What’s the difference — and which one is right for you?

Downsizing assumes smaller is always better. Rightsizing is something more intentional. It means finding the home that fits the life you’re actually living right now.

For some people, that means a smaller home in a low-maintenance community. For others, it’s a single-story home that’s easier to navigate. And sometimes, maybe more often than you’d expect, it means more space, not less. More room for grandchildren to visit. More room to finally have the dedicated office, the craft room, or the guest suite that your current layout never allowed.

There is no one-size-fits-all answer. That’s why my first step is always a conversation. I want to understand what’s working, what isn’t, and what your ideal version of “home” actually looks like at this stage of life.

Who This Is For

You might be in the right place if…

Your kids have moved out

The house you bought for a family of five feels very different with just two of you in it — or just you.

You’re approaching retirement

Less maintenance, lower overhead, and more freedom to travel or spend your time the way you want.

You want a single story

Stairs that felt fine at 40 can tell a different story at 60. A single-story home is a smart, proactive choice.

You’ve been talking about it for years

You know it’s the right move — you just haven’t started. Sometimes all it takes is one honest conversation to get the ball rolling.

You want to free up equity

Your home may be your largest asset. Selling strategically can unlock financial flexibility for what comes next.

You’re not sure what you want

That’s okay. I help people think through this all the time. You don’t have to have it figured out to reach out.

Your Downsizing Questions, Answered (FAQs)

What is the difference between downsizing and rightsizing?

Downsizing simply means moving to a smaller home. Rightsizing is a broader idea – it’s about finding the home that genuinely fits your current life, which might mean smaller, single-story, lower-maintenance, or in a different location. Sometimes it even means more space. The goal isn’t to have less, it’s to have what makes sense right now.

When is the right time to downsize?

There’s no single right answer, but common triggers include children leaving home, retirement approaching, a desire to reduce home maintenance, health or mobility considerations, and wanting to free up equity tied up in a larger home. If the idea has been in the back of your mind for more than a year, that’s often a sign it’s worth exploring seriously.

Should I sell my current home before I buy my next one in DFW?

It depends on your financial situation, your timeline, and current market conditions. In the DFW market, there are a few ways to sequence this, including bridge options and contingency strategies, that can help you avoid being caught in between. This is one of the first things I walk through with clients, because getting the order right matters a lot.

What DFW cities are popular for downsizing?

It really depends on what you’re looking for. Flower Mound and Highland Village are popular for their strong communities. Lewisville and Carrollton offer great access to highways and amenities. Argyle and Corinth attract buyers who want a quieter pace without leaving the metroplex. Coppell and Frisco are excellent options for those who want newer construction and HOA-managed communities. I know all of these markets well and can help you find the best fit.

How do I know what my current home is worth?

I offer a free Comparative Market Analysis (CMA) that gives you a realistic, data-driven picture of what your home is likely to sell for in today’s market. It’s good information to have before you make any decisions.

What should I do to prepare my home before listing?

Every home is different, but the basics usually include decluttering and depersonalizing, addressing any deferred maintenance, and preparing for professional photos and staging. When you work with me, I share a detailed Rightsizing Checklist that walks through this step by step – it’s one of the most useful tools I offer clients making this kind of move.

I know the preparation stage is overwhelming and I have a team to help with that, including a stager and professional organizer. Together, we’ll guide you through each step, depending on your needs.

Do you help with the buying side too, or just the sale?

Both. I help clients sell their current home and find their next one, coordinating both sides of the move so nothing falls through the cracks. Having one agent handle both transactions is one of the simplest ways to reduce stress and keep things aligned.

Is it too early to reach out if I’m not ready to move yet?

Absolutely not – in fact, earlier is usually better. Talking through your plans a year or two in advance gives you time to prepare your home thoughtfully, understand the market, and make decisions without pressure. There’s no obligation to anything when we talk. I love having early-stage conversations.

What communities have low-maintenance or lock-and-leave options in DFW?

There are several 55+ communities across the DFW metroplex that offer yard maintenance, community amenities, and that “lock it and leave” lifestyle. This is something I can help you research based specifically on your budget and priorities.

How do I get started?

The easiest first step is downloading the free DFW Downsizing Guide above. It’ll give you a solid foundation and some things to think through. From there, feel free to reach out by phone, email, or the contact form. I’d love to have a conversation and just talk through where you are and what makes sense for you.

Ready When You Are
