Furst Ranch was all Texas today. 🤠 And all amazin Furst Ranch was all Texas today. 🤠 And all amazing. I’ve been impressed with Furst Ranch since I first heard about it and my appreciation grew even more when I had the chance to feature it on an ADTV episode, and learn even more about the roots of what’s being built here. Today I got to chat with Jack Furst and his vision is inspiring … and really people-focused. They’re building a community, not just houses. I toured every model today and wow! This line-up of builders is top notch and the houses are 😍. And I’ll say it again: now’s the time to get in. Prices are surprising for what’s there … and there’s just so much more coming! I spent the morning filming my next @theamericandr I spent the morning filming my next @theamericandreamtv segment in Grapevine and it made me fall in love with the area even more! Want a sneak peek? The episode has a fun feature with @hotelvingrapevine. It’s such an incredible boutique hotel and there are so many neat spots to experience there: CaveSociety (a hidden wine bar that feels like you’re in the most luxurious cave ever), Magnum Speakeasy (a cocktail area tucked away behind closed doors), and Rioja Rooftop Terrace (a rooftop with great views). You can experience all of it without staying at the hotel but I think I need a staycation to really maximize my time. 😉 I can’t wait for this episode to come out … and it’ll air right at the start of the best time of year in Grapevine: when it embraces its title of Christmas Capital of Texas!

Two lean cool, two lean warm, so it depends on the light in your space and what feel you’re going for. I always recommend painting a little swatch on the wall and looking at it at different times of the day. If you don’t want to commit that heavily, paint large squares of butcher paper and tape them up. Behr and most other brands make their own version of these shades, and a lot of them will even have a little “comparable to” note right on the swatch so you can match it. Save this one for the next time you’re staring at paint chips wondering why this is so hard.
An evening walk is one of my favorite things. Fres An evening walk is one of my favorite things. Fresh air, fading light, and a bit of nature are so good for the soul. And Flower Mound has so many great trails. Over 66 miles of paved trails and 34 miles of unpaved trails. It’s hard to pick a favorite but if I had to, I’d pick either Heritage Park or one of the lake trails. Do you have a favorite Flower Mound trail?

Not everyone’s ready to downsize, but when you start saying things like this regularly, it’s probably worth paying attention to. It’s not about having less space. It’s about having more freedom. Freedom to use your whole house, freedom to leave for the weekend without a mental checklist, freedom to spend more time with the grandkids.
