Lewisville doesn’t get the same spotlight as Flower Mound or Highland Village, but it’s an interesting corner of the Dallas Fort Worth metroplex. You’ve got Old Town Lewisville, with it’s early 1900’s storefronts and community feel. There are newer areas like Castle Hills and more established neighborhoods like The Highlands.
Because Lewisville is really a few different markets stitched together, the questions I hear from homeowners and buyers here are a little different than what comes up elsewhere. Here’s what’s on people’s minds.

Common Lewisville Real Estate Questions
1. How would you describe the Lewisville market right now?
It’s less one market and more three or four running at the same time. Old Town Lewisville has been quietly appreciating as the revitalization and the appreciation for older homes continues. The established neighborhoods built in the 80s and 90s are holding steady, especially where lots are larger or lake access is close. And the new and more luxurious areas, like Castle Hills, compete on amenities and upgrades. Where you’re looking in Lewisville changes the answer more than almost anywhere else I work.
2. How does Lewisville compare to Flower Mound or Highland Village on price?
Lewisville generally offers a wider spread of price points and an easier entry for buyers who have been priced out of Flower Mound and Highland Village. That’s part of why it draws such a mix of first time buyers, move-up buyers, and people relocating from out of state who want DFW access without the highest price tag in the area.
3. How long does it typically take to sell a home in Lewisville?
This varies with market changes, but right now, homes here are averaging 45 days on market before going under contract, though that number swings depending on the neighborhood and price point. A well-priced home in a sought-after pocket can move quickly. A home that’s priced ahead of its condition can sit, regardless of location.
4. Is Old Town Lewisville a good place to buy right now?
I get this question with some regularity, and the answer is: it depends on what you want. Old Town has real character, walkability to restaurants, a theater, and a downtown that continues to improve. That appeals to buyers who want something with personality rather than a cookie-cutter floor plan. It’s not the right fit for everyone, but the demand for that kind of home has been steady.
5. Do I need to update an older Lewisville home before I list it?
A lot of Lewisville’s housing stock is older than what you’ll find in some of the newer surrounding cities, so this comes up constantly. Foundation, roof, HVAC, and plumbing issues need to be addressed before you list. Beyond that, a fresh coat of paint and fixing anything that would distract a buyer during a showing will go a long way. Bigger renovations are a case-by-case call. I’d rather walk the house with you and talk through your timeline and goals than tell you to spend money you don’t need to spend.
6. Should I sell before I buy, or buy before I sell?
For most people, the numbers decide this one. If you need equity from your current home to close on the next one, selling first (or timing the two closely together) usually isn’t optional. We’ll map out the sequence in our first conversation so there aren’t any surprises partway through.
