Flower Mound vs. Highland Village vs. Lewisville: Which DFW City Is Right for You?
If you drive across Flower Mound, Highland Village, and Lewisville, you can cross all three in about fifteen minutes. They sit right next to each other and share a lot of the same roads, restaurants, and grocery stores. But ask anyone who lives here and they will tell you each one has its own personality.
I’m Randi Dukes, and I’ve lived in Flower Mound for more than 20 years. I’ve been a real estate agent for 6 years with Repeat Realty, a boutique brokerage right on Mill Street in Old Town Lewisville. Because I live and work right here, I have an insider’s view to the question you might be asking right now: which of these three cities fits my life?
Let’s walk through it the way I would over coffee. Real numbers first, then the stuff you only learn by living here.
Flower Mound: Established Roots, Still Growing
Flower Mound is my hometown, so I’ll admit some bias. It has about 82,870 residents according to the North Central Texas Council of Governments’ 2026 estimate. It’s also a town in motion. The west side is seeing a lot of growth, with new neighborhoods going in and the Furst Ranch development planned along the western edge. At the same time, the Cross Timbers Conservation District and the town’s tree ordinance protect native post oaks and rural stretches, so you can still find open space just minutes from new construction.
Over the last 90 days, the median sold home value in Flower Mound was $652,250. Average days on market were 46, better than a lot of surrounding cities. That speed tells you something: buyers want to be here.
What locals love: the trails at Heritage Park, sunsets on Grapevine Lake viewed from Sunset Point, the restaurants and summer concerts at Lakeside, and the quick shot to DFW Airport. Downtown Dallas is roughly 35 to 45 minutes away, and Fort Worth is about the same depending on traffic. Flower Mound is served mostly by Lewisville ISD but with the new developments happening on the west side, you do need to confirm the district for a specific address.
Highland Village: Small Town on the Water
Highland Village is the smallest of the three cities, with about 16,150 residents. The city is mostly built out, so you won’t see a lot of new subdivisions popping up. Instead, you’ll see rolling hills, mature neighborhoods, and Lake Lewisville wrapping around part of the city.
Over the last 90 days, the median sold home value in Highland Village was $580,000. Average days on market were 38. Because there are fewer homes to begin with, the right listing does not sit long. Even the older part of Highland Village tends to sell pretty quickly because this area is so well loved.
What locals love: Doubletree Ranch Park, The Shops at Highland Village for dinner, a movie, and shopping, and walking trails throughout the city. Highland Village is served by Lewisville ISD.
Lewisville: The Most Options
Lewisville is the biggest of the three by population, with about 142,060 residents. It’s where my office is, and I love the mix. You’ll find historic homes in Old Town Lewisville, 1980s ranch homes, newer townhomes, lakeside pockets, and custom homes in Castle Hills, all within one city.
Over the last 90 days, the median sold home value in Lewisville was $400,000. Average days on market were 40.
What locals love: Old Town Lewisville and Wayne Ferguson Plaza, especially for Western Days and the holiday events. Lewisville Lake Park and the LLELA nature preserve for weekend hikes. Quick access to I-35E and Sam Rayburn Tollway. Most of Lewisville is in Lewisville ISD.

There is no wrong answer here. There’s just the right fit for your budget and your preferred lifestyle.
- If you want trails, Grapevine Lake, and a growing west side, start your search in Flower Mound.
- If you want a smaller, mature city with the lake in your backyard, look hard at Highland Village.
- If you want the widest range of price points and home styles, Lewisville gives you the most choices.
- If you commute to Dallas or Fort Worth, map your drive from a few specific streets in each town. Five minutes on the map can mean fifteen or twenty at rush hour.
