The Highlands is one of Lewisville’s quieter, more established neighborhoods. It’s a community that’s been part of North Lewisville since 1978 and has aged into a comfortable, no-frills kind of charm. Mature trees line the streets, lots tend to run larger than you’ll find in newer subdivisions, and the pace here is relaxed. It’s not a master-planned community with a clubhouse and amenity calendar, it’s simply a solid neighborhood close to the lake, and for a lot of buyers, that’s exactly the appeal.

The Lifestyle

The Highlands sits just a couple of miles from Lake Lewisville, and residents take advantage of it, whether that’s a weekend at the lake, time at nearby Jake’s Hilltop Park, or just enjoying the quieter, more spread-out feel that comes with an older, established neighborhood. There’s no HOA here, which means lower monthly costs and more flexibility for homeowners who want to make their own decisions about their property. Garden Ridge Boulevard and Interstate 35 are both close by, so getting into Dallas or around the broader metroplex is straightforward despite the neighborhood’s quieter feel.

Randi’s Take

The Highlands isn’t trying to be Castle Hills, and that’s part of what I like about it. It’s a genuine, no-fuss neighborhood for buyers who want a solid home, a little more land, and no HOA telling them what color to paint their door. I tend to recommend it to buyers who are more interested in value and flexibility than amenities and planned events. Because there’s more variation in home condition here than in a newer community, I always recommend we look closely at recent comps and walk the property carefully before making a decision.

The Homes

Homes in The Highlands are mostly one-story brick and traditional ranch-style houses built from the late 1970s through the following couple of decades, with square footage generally running smaller than you’d find in newer DFW communities – often in the 1,300 to 2,200 square foot range, though some renovated or expanded homes run larger. Recent sales have ranged from the high $300Ks to the upper $600Ks depending on size, updates, and lot. Because there’s no HOA, you’ll see more variation in yard upkeep and exterior style from house to house than in a planned community, which some buyers love for the individuality, and others find less consistent than they’d prefer.

This is a neighborhood where pulling recent comps matters more than usual, since home condition and updates vary widely from one listing to the next.
