If you’re a homeowner in Flower Mound, you’ve probably wondered what’s really happening in our market right now. Is it a good time to sell? How long are homes actually taking to sell? Are updates necessary, or not worth the investment?

These are the conversations I’m having regularly with local homeowners. The headlines don’t always tell the full story, and what’s happening nationally doesn’t always reflect what we’re seeing right here in Flower Mound, our little bubble of the DFW metroplex.

1. Is now a good time to sell in Flower Mound?

It depends on your goals and price point. Flower Mound has been a popular spot in the metroplex for years and, as a result, it tends to draw buyers even in a slower market. Even in today’s softer, shifting market, buyers are still out there – and it can be a great time to sell when your home is positioned well through thoughtful presentation and strategic pricing.

2. How long are homes staying on the market in Flower Mound?

The average house in Flower Mound is on the market for 45-60 days before going under contract.

3. What price range is moving the fastest right now?

Because Flower Mound is always a coveted part of the DFW metroplex, there isn’t one price range that’s selling better than others. When I pull the data and look at houses that are going under contract between one and five days on market, the prices range from $373,000 to $2,000,000. It makes sense that there’s probably a larger buyer pool for homes in the lower price ranges but houses in all ranges are selling well in Flower Mound.

4. Do I need to update my home before listing?

Possibly. Again, it depends on the price point and the competition. Painting is one of the first places I typically recommend investing a little time or money because it can instantly modernize a home and make a much stronger first impression.

Repairs are also important. If you have foundation, roof, HVAC, or plumbing issues, they need to be fixed before listing in order to maximize your net. I also recommend doing any repairs that might distract a buyer (broken windows, holes in walls).

Doing major updates might be a benefit but I always prefer to walk through the house and discuss your timing goals before I make that recommendation.

5. Should I sell before I buy?

You may not have a choice. If you need the money from your current house in order to close on the next house, you’ll have to sell first, or somewhat simultaneously. The timeline of buying and selling is something we will discuss in our first conversation and figure out what works best for your situation.

6. What makes a Flower Mound home sell for top dollar?

Selling your home for top dollar comes down to a few factors: the condition, the pricing strategy, and the amount of competition and inventory.

Pricing is very important. Houses that are priced correctly sell faster and for more money than houses that start high and hope for the best.

In a market with limited inventory, it’s obviously easier to sell for top dollar. That isn’t what we’re experiencing in the current market but we are seeing houses move quickly when they show better than their competition and have upgrades that the competition might not have.

7. What’s the first step I should take if I’m thinking about buying or selling in Flower Mound?
